AMENITIES
Swimming/Bio-lake & Jacuzzi
We are in a process of replacing our current pool - open June-mid September, weather dependent - with large, 15m+ long bio-lake by Biodesign. We are in the process of collecting relevant permits and aiming for an opening for season 2024. The fully serviced lake will have also a beach and kids play zone and will be maintained clean by natural filtration using plants and ozone. It will be located on the southern corner of the house with extraordinary views over the valley all the way to dominant Monte Amiata. During late spring and early autumn there is a jacuzzi with a hot water. Shaded pergola with seating, pool towels and sun chairs are available to guests.

Use of the water facilities is under explicit responsibility of the guests, parents are responsible for their children. We cordially ask the guests to take away any toys or objects after the bath so that the pool area is clean for other guests.

Still things to do!
Grill, Fireplace & Pizza Oven
Grill, pizza oven and fireplace are available to guests on a first come, first serve basis. There is a chalk board for the reservation of these outdoor cooking areas.
Use of these facilities is under explicit responsibility of the guests. We ask the guests to return the facilities to the original state and ensure that gas is closed, or fire is eliminated. Please return all the equipment (axes, shovels, lighter, etc.) in their original positions.
Outside Seating
Outside seating in the courtyard or under pergolas is organized in a way so that each apartment has a naturally adjacent outside seating. For Capanna room it is the Breakfast patio few steps below the hill top. Seat cushions are stored in the box in the atrium, please return them prior to your departure or in case of the rain.
Breakfast Patio
Breakfast patio is primarily reserved for the guests of the Capanna. Please check with the host if available for a romantic breakfast with a view over the valley. Ideal in May/June or during summer for early birds or as a place to do your morning yoga.
Lounge Area
The Lounge is an interior space for a common use by guests that are renting the whole Agriturismo. The area is accessible from the courtyard or pool area. There are shared dining facilities, fully-equipped kitchen, library, wall projector, collection of board games, toilet, shower and sauna (see separate points). We ask guests to keep the premises clean and supervise small children when using the Lounge.
There is a coffee machine, ice maker, two refrigerators, electric cutter and all assortment of spices and condiments available. Breakfast could be provided for bigger groups upon prior arrangement with the hosts.
Library & Board Games
Library of books and collection of board games is available for all guests free of charge in the Lounge. We ask guests to return all borrowed books and games before their departure. If you did not finish reading the book, feel free to take it home and ship it to us later. Guests are welcome to donate their finished books to the library.
Hammocks
Hammocks are available to all guests on a first come, first serve basis. There are 2 hammocks on moveable structures and one on the west side of the property. The nets for the moveable hammocks are stored in the Lounge.
We ask our guests to return the moveable structure of the hammocks to the entry area of the courtyard or next to the stairs. Additionally, if the rain is expected, please store the hammock nets.
Kids Playground
The kids playground, built by us based on the design of our daughters, is available year-round for the joy of the little ones. We ask parents to supervise their kids when they deem appropriate as the use of the playground is under their responsibility. Please report to us any damage or malfunction that you observe for an immediate repair.
Garden Produce
Herb garden on the north west corner of the house and produce from the fruit trees and bushes is here to be consumed by the guests for an occasional meal. We only ask parents to supervise small children to avoid any potential damage to the plants.

The owners also maintain a vegetable garden on the west side of the property. Check with the owners if you would like to complement your dishes with home-made produce.
EXTRA SERVICES
Bikes & E-Bikes
Bicycles of all sorts - 6 electric bikes, 2 mountain bikes, 1 double bike (recommended for adventurous couples) and few bikes for children are available for rent. There is also plenty of add-on equipment: Helmets, water bottles, child seat, trolley for infants, pull bar. Ask the host about the availability.

After use, please report any damage/malfunction of
the bicycles for an immediate repair.
Massage
Massage is available upon prior reservation with one of the massage therapists that we work with. Lucia (+39 366 3350265 or lucia_calo@yahoo.it) provides fantastic traditional relaxing massage with an Ayurvedic twist. Francesca (+39 348 8937008) provides a deep tissue sport massages. For an appointment contact them directly (both speak Italian and English). The massage is performed in your apartment or outdoor, if you prefer.
Sauna
Sauna is available in off-season for small groups (max 5 people). Ask the host at least one day in advance if you would like to use it. Please restore the sauna area to its original state and collect the wet towels and blankets in the provided laundry basket.
